1. What does Destiny do?

Destiny empowers property investors to achieve their financial goals. After we gain a deep understanding of your current situation and financial goals, we will provide a customised solution. This solution will be a combination of property investment education and support reflecting your individual circumstances. Read the Destiny Client Charter for more information.

2. Does Destiny recommend properties to buy?

At Destiny, we will show you how to find the properties through our education and support programs. We can also do assessments and appraisals on the properties that you find through our client software. We do not help people buy the actual property, as we are not a buyer's advocate. Instead we work to educate people so when they want to buy a property, they know for themselves if it's a good investment or not. Destiny is there to support and guide you when investing in property.

3. Do you have a 'shortlist' of areas in which to purchase investment properties?

We help you to find these areas rather than you being dependent on us to supply 'the next hotspot'. When you are a client you will often engage in discussions with other Destiny property investors and your Property Investment Adviser, about areas that are popular and areas which you are looking to buy in.

4. Do you sell property?

Destiny does not sell property, but helps people to buy it, safely and successfully. This also ensures that our advice has our client's best interests in mind.

5. How much do your services cost?

Destiny offers a range of products, priced from $1,950 to $6,000. In your Discovery Meeting, your Qualified Property Investment Adviser™ will work with you to determine what products and services would be best for you and will discuss the specific fees at that point.

7. How can Destiny help me?

Well, it depends on what exactly you want to achieve and your current situation. Typically Destiny helps people reduce their debt and reach their financial goals by investing in property.

8. Do you do finance or loan structuring?

Yes, we help with debt reduction and structuring your loans more efficiently.

9. Do you do accountancy?

Destiny does not employ qualified accountants; however we can suggest accountants that specialise in Property Tax.

10. Do your consultants follow Margaret's (Lomas) investing philosophies and principles?

Yes, many of our branch managers have been trained by Margaret, but most importantly they all follow her investing philosophies as outlined in her books.

11. Can I speak to Margaret (Lomas)?

Margaret no longer meets or talks with clients directly as she now focuses on her public relations and media commitments. Destiny has a trained team of experts to assist with your property investing questions and requirements.

12. What training or education do you offer?

We offer the Essential Property Education course, which is approximately 15 hours of training and includes a comprehensive course guide. It is designed to give participants practical property investment skills, knowledge and useful resources to effectively invest in residential property.

13. Does the Essential Property Education course cover commercial property?

The course does contain a brief section on commercial property. It is important that your risk profile is suited to commercial property investing before you head down that path. Please click here for a detailed overview of the course contents.

14. Are your branches franchises or company owned?

We have both company owned and franchise branches. Both franchise and company owned branches operate the same way and have a quality assurance program ensuring consistent service delivery.

15. Once I pay the initial fee how long will I be a client for?

The Essential Property Education course is approximately 15 hours duration. Then, our support programs are offered in 12 month terms with the option to renew at the end of this term.

16. How much does the initial appointment cost?

There is no fee for the initial Discovery Meeting and it is obligation free.

17. Does Destiny run seminars?

Yes, Destiny holds a seminar in most capital cities of Australia every year. Margaret Lomas is the guest speaker at these events and they are very popular. You can check for seminar dates and locations here.

18. I live in a remote area; do you have a branch for clients like me?

Yes we have the popular Virtual branch, which services clients in remote and rural parts of Australia. You will receive the same service as any client, except that you will only communicate via email, phone, Skype and teleconferences.

19. Do you offer services to overseas clients?

Yes, our virtual branch services those in remote areas of Australia and overseas. You will receive the same service as any client, except that you will communicate via email, phone, Skype and teleconferences.

20. How do we actually learn what we need to know?

You will learn about property investing by participating in an Essential Property Education course, and joining one of our support programs. You will also have the support and guidance of your Qualified Property Investment Adviser™.

21. What if I work away and can't make the courses and meetings?

When you attend a Discovery Meeting, your Qualified Property Investment Adviser™ will be able to make product recommendations based on your financial capacity, risk profile, goals and time availability. We certainly have options available for those who are unable to attend regular group sessions.

22. Why is it important to have our finances in order?

In order to have the flexibility to purchase investment properties long into the future, and thus build a solid portfolio it is imperative that your finances are structured correctly.

23. Do we have to spend hours searching for properties?

Destiny has a system that allows us to filter through areas and identify suitable properties quickly. We also provide clients with information as to where other Destiny clients are purchasing. So you will be able to locate suitable properties relatively quickly. However, Destiny's approach is not a get-rich-quick scheme, so effort is required.

24. I am unable to attend a one-to-one appointment...what else can Destiny offer?

Our offices are open from 9:00am until 5:00pm (usual business hours), and we understand that these hours can be somewhat difficult for working professionals. As a result we have information evenings available outside of normal business hours. At an information evening you'll discover various property investment strategies and mingle with like-minded aspiring property investors. These evenings are not high-pressure selling situations. However, you will leave with information to help you achieve your property investing aspirations.

25. What's the difference between a one-to-one appointment and an information evening?

Both meetings have the benefit of conversing with a Qualified Property Investment Adviser™ where you will have the opportunity to ask any property or finance questions you may have. A One-on-One appointment allows you to speak to the advisor privately where you can openly discuss your INDIVIDUAL circumstances, in contrast, the information evening is a small group setting where you can discuss what you are looking for as well as be provided with a really great overview of Destiny and our services.

26. Can you visit me at home?

Destiny's Qualified Property Investment Advisers™ do not call in to your home. All services are delivered in our branch offices, or in the case of the Virtual branch, via email and phone.

27. How long will the meeting last?

The initial Discovery Meeting goes for approximately 30 to 45 minutes.

28. What do I need to bring to a Discovery Meeting?

Please gather the following information prior to your Discovery Meeting. This will assist your Destiny representative to assist you in a time efficient manner.

PAYG / Salaried Employee

  • 2 current pay slips (less than 1 month old) noting year to date figures
  • Latest PAYG Summary or Tax Return
  • If with current employer less than 12 months, letter from employer or last year Group Certificate

Self Employed

  • Last 2 years financial statements (Tax Returns incl. Balance Sheet and P&L, ATO tax assessments); or
  • Previous year's financial statements, a copy of interim accounts and written confirmation from an independent accountant confirming gross revenue and expected profit

Other Income

  • Most recent Family Allowance statement (only required if child is under 12 years of age)
  • Court ordered Maintenance letter
  • Evidence of rental income on current investment properties

Liabilities

  • Most recent bank statements on all debts (including mortgages, personal loans, interest free loans and credit cards)
  • Is there anything in your credit history which may impact your ability to obtain finance?

Assets

  • Current Rates Notices on properties owned by you

29. My partner can't make the initial appointment time, can we make 2 appointments?

It would be best to schedule an appointment at a time where you are able to attend together.

30. Can I bring my children to the initial appointment?

Generally this is not a problem. Our branches have a limited number of toys to keep children entertained for a short time.

31. What are the Branch Manager qualifications?

All Destiny branch managers are Qualified Property Investment Advisers™ with the Property Investment Professionals of Australia (PIPA) and experienced property investors. This blend of qualifications and experience ensures their guidance is professional and practical.

32. Do you offer free advice, to non-clients?

Unfortunately, as we are a private company, and not a charity, we are unable to offer free advice.
